Rental Terms & Conditions

RV Site Rental Information

RV Restrictions

  • RVs must be a minimum of 18 feet in length (excluding tongue) and less than 20 years old.
  • All RVs must be fully self-contained.

Prohibited Vehicles (per County Ordinances)

  • Pop-up campers, tent trailers, and tents
  • Truck campers, tiny homes/trailers, and horse trailers
  • RVs with canvas/fabric slide-outs

Blue River & Deluxe RV Site Restrictions

Blue River Sites

  • May 30 – September 31: 36’ or longer Class A motorhomes only.
  • October 1 – May 30: All RVs 36’ or longer.

Deluxe Pull-In Sites (321-331)

  • May 30 – September 31: 36’ or longer Class A motorhomes only.
  • October 1 – May 30: Class A, B, or C RVs allowed.

Deluxe Sites (309-319)

  • All RVs are permitted.

RV Inspections & Entry Refusal

  • Tiger Run Resort reserves the right to inspect RVs prior to entry. RVs that do not meet requirements will be denied entry without a refund.
  • Guests replacing or changing RVs must update the resort office to ensure compliance.

RV Site Occupancy

  • Maximum occupancy per RV site: 6 adults.

Utilities

  • Full hookups for water, sewer, electric (30 & 50-amp), and Wi-Fi are included.
  • Heated water supply ensures year-round functionality.
  • 20amp 110v outlet usage is prohibited, as it powers the water service. Misuse may result in charges.
  • Refunds are not issued for power surges, utility failures, or frozen water lines beyond the resort’s control.

Booking Specifics: Site Selection

  • Site preferences are not guaranteed.
  • "Lock It In" Option: Guarantees a specific site for an additional fee. In unforeseen circumstances, a comparable site will be provided, and the fee refunded.

RV Check-In/Check-Out

  • Check-in: 1:00 PM
    • Early or late check-ins are not available.
    • After-hours procedures will be sent via email and the HappyStays app.
    • Emergency staff contact: 970-406-8522 (available until 10:00 PM).
  • Check-out: 11:00 AM
    • Late departures beyond 12:00 PM will incur an additional night’s charge.

Late Arrival / Early Departure

  • No refunds for late arrivals or early departures due to reservation scheduling.

Reservation Payments

  • Booking Fee: $50 non-refundable fee, applied toward the total at check-in.
  • Final Payment: Charged 7 days prior to arrival, after which the reservation is non-refundable.

Cancellation Policy

  • Cancellations must be made via phone or email at least 7 days prior to arrival.
  • The $50 booking fee is non-refundable.

Cabin Rental Information

Cabin Restrictions

  • Cabins follow Summit County Short-Term Rental Guidelines.
  • Maximum Occupancy:
    • 1 Bedroom Units: 2-4 guests.
    • 2 Bedroom Units: 4-6 guests.

Loft Regulations

  • Loft spaces are not included in the rental rate and are prohibited for use unless otherwise noted.
  • Unauthorized use will incur a $250 fine and a damage assessment.

Pet Policy

  • Pets are not allowed unless stated in the cabin description.
  • Unauthorized pets result in reservation cancellation without refund and additional fees.
  • Service Animals: Permitted with prior notice and documentation.

Utilities

  • Cabins do not have air conditioning due to the cool mountain climate.
  • Refunds are not issued for power surges, utility outages, or frozen water lines beyond staff control.

Booking Specifics

  • Guests may be relocated due to unforeseen issues (e.g., utility loss). Guests canceling due to relocation will not be charged.

Cabin Check-In/Check-Out

  • Check-in: 4:00 PM
  • Check-out: 10:00 AM
    • Late check-outs beyond 12:00 PM will incur an additional night’s charge.

Late Arrival / Early Departure

  • No refunds for late arrivals or early departures.

Reservation Payments

  • Booking Fee: $125-$150(+ tax) non-refundable booking fee, equal to the cleaning fee.
  • Final Payment: Charged 21 days prior to arrival. Reservations are non-refundable after payment.

Cancellation Policy

  • Cancellations must be made via phone or email at least 21 days before arrival.

General Resort Information

Common Areas

  • Clubhouse Hours: 24/7
  • Pool & Fitness Center: 8:00 AM - 10:00 PM
    • Children under 16 must be supervised.
    • No glass in the pool area.

Traffic & Parking

  • Speed Limit: 9.5 MPH
  • No ATVs or snowmobiles allowed.
  • Vehicles must fit entirely within the assigned lot.

Pets

  • Pets allowed in RV sites (up to 3).
  • Must be leashed and cleaned up after.

Smoking Policy

  • Smoking is prohibited in cabins, the clubhouse, and public areas.
